Life
by the Big Water

The majestic Volga River serves as this township's central concept and defining feature. The river not only influences the architectural style and planning structure but also shapes the development's design elements and overall aesthetic. Every aspect, from the landscaping to the village’s name and logo, is built around the identity of the Volga, making it a powerful and unifying landmark for the entire project.

Township General Plan

In developing the general plan, we incorporated the client's wishes by segmenting the township into three blocks, influencing its overall typology. A key feature of this project is the balance of territories with a central point of attraction. For a project of this scale, we typically design an interconnected system of landscape and recreational zones throughout the area. In this case, we used the land's original cadastral designation and positioned the pier as the project's focal point and starting element. This approach enhances the township's connection to the surrounding environment and creates a cohesive layout.

Analysis of the Territory

Projects of this scale always start with a thorough analysis of the initial data. We carefully assess the strengths and weaknesses of the location, which become the foundation for the township's concept. These insights guide the development of the entire project, ensuring that the design aligns with the unique characteristics of the site and maximizes its potential.

Advantages of the Territory:

  1. River Views
  2. Established Forest Areas
  3. Scenic Forest Views
  4. Proximity to a Resort
  5. Beautiful Natural Surroundings
  6. Water Access

Disadvantages of the Territory:

  1. Lack of a Paved Road
  2. Undeveloped Infrastructure
  3. Distance from the City

Sources of Inspiration

The architectural design of the houses and the landscape elements throughout the project are inspired by the river and nautical themes, reflecting and enhancing the close connection with the Volga. These elements emphasize the proximity to the water, creating a cohesive and harmonious environment that celebrates the river's significance.

View Accents on Forest Arrays

The territory is rich with densely forested areas, where tall trees create natural tunnels and wild vegetation adds a unique character to the landscape. These elements provide a serene atmosphere and emphasize the area's natural beauty.

View Accents on the River

The river flows gracefully through green fields and wooded banks, creating breathtaking viewpoints for enjoying scenic sunrises, sunsets, and the calming flow of water. These natural accents highlight the beauty and tranquility of the landscape.

Access to Water

The river and nearby lakes offer opportunities for swimming, water sports, and relaxing by the water. Guests can enjoy picnics on the beach, refreshing swims, and scenic water walks, making it an ideal destination for those who love the outdoors.

Proximity to a Resort and Onsite Amenities

The township is located near a resort that provides a range of leisure and entertainment options, including restaurants, spas, and pools. Guests can experience the perfect blend of natural relaxation and modern comforts, with access to both the resort's amenities and the peaceful living environment of the township.

Unified Design Code

Working closely with the customer, we developed an aesthetic strategy rooted in river-inspired motifs such as metal portholes, sail-like forms, and deck boards. These elements were thoughtfully reinterpreted and incorporated into the project's overall design.

This unified design code is reflected throughout, from the landscaping and exterior details to the interiors of the homes, creating a seamless and cohesive visual narrative. The calm, light palette of materials, paired with smooth, flowing lines, echoes the essence of river architecture, embodying a serene and balanced pace of life.

Housing Typology

To accommodate the diverse needs of residents along the Volga coast, we have categorized the township's homes into three main segments: Comfort, Comfort+, and Business. Each housing type is thoughtfully designed to meet varying requirements and budget levels, allowing residents to choose the option that best suits their lifestyle and preferences.

No matter their lifestyle choices, they share a common goal—pursuing a high quality of life in balance with nature.

Organization of public space

Core

The public core of the project is centered around a pier, which serves as the focal point, drawing all pedestrian traffic into the heart of the township. This central hub connects to a recreation center with a restaurant, sports facilities, private and public boat docks, and direct access to the water. Every township resident will have the opportunity to rent a boat or access the water with their private vessel, creating a vibrant community space for leisure and activity.

Pedestrian and Boulevard Networks

The pedestrian infrastructure is integrated into a boulevard system, where one-way streets are lined with a central, scenic boulevard. These streets intertwine with pathways leading to the central pier, creating a seamless connection between walking routes and the heart of the township. This thoughtful design ensures smooth, picturesque movement throughout the community, converging at a central point for easy access and convenience.
